Yansha Area燕莎区域

        With its clusters of high-end apartments, hotels, and Grade-A office buildings, the Yansha area has formed a rich commercial atmosphere. High-income people working at the CBD, Jianguomen and Yansha areas have sustained the high-rents charged here. Due to scarce land resources, property supply will likely continue to lag, exerting upward pressure on rents.

 

Major Projects: 工三Plaza; Beaufort Residence

        A complex of serviced apartments, commercial space and office buildings, the工三Plaza is located opposite the north side of Beijings Workers Stadium. The current asking price for its apartments is 35,000 yuan (US$5,250) a square metre (sq.m), but for buyers who have already paid deposits, the price could be less than 30,000 yuan (US$4,500). The project will be ready for occupancy in 2011.

Adjacent to the new site of American Embassy and with embassies of nearly 30 countries nearby, the Beaufort Residence features high-end serviced apartments. Its current price is 25,000 yuan (US$3,750) per sq.m.

 

      燕莎区域集中了大量外销公寓、酒店和甲级写字楼,形成了较为浓郁的商务及涉外环境。由于区内的外籍人士居多,因此租赁市场非常火热,来自CBD、建国门地区以及目前入驻区内跨国企业的一部分高端人群,是支撑区域持续高租金的最大来源。但是,作为高收入消费人群的聚集地,燕莎区域内的公寓产品开发却明显受限,主要由于城区土地开发稀缺,造成该物业供不应求,因此出现了供应少,租价高的现象。

 

新开盘项目:工三PLAZA、霄云里8

      工三PLAZA项目位于朝阳区,与北京工人体育场相对,是集酒店式公寓、商业、写字楼于一体的大型综合项目,仅项目前期的认购就已经聚集了大批投资者。目前,该项目每平方米的价格约为35000元,整个项目需要到2011年才能交付使用。但是,由于该酒店式公寓具有普通公寓无法比拟的优势,尤其是位于成熟的商务中心地段,人员流动较聚集,加之周边服务配套完善,因此很受商务人士的喜爱。

      霄云里8号曾用名波菲特行政公寓,该项目曾经在2007年开盘销售,目前每平方米的价格是25000元。由于地处燕莎、丽都两大商圈,高档零售业态集中分布,第三、第四使馆区的建设又加强了该区域国际化社区的氛围,带动了整个区域居住价值的提升。



Shuangjing Area
双井区域

        Influenced by its proximity to the Beijing CBD immediately to its north, residential properties here have appreciated gradually with the completion of facilities and convenient transportation. The 1 billion yuan acquisition price of the No. 10 land just off Guangqumenwai Dajie, between the East Second and Third Ring roads, is expected to bolster prices of new and used homes in the area.

 

Major Projects: Shoucheng International Centre

        The Shoucheng International Centre has seen its price rise to 14,800 yuan (US$2,220) from 10,800 yuan (US$1,620) per sq.m and the trend is considered likely to continue. The rental market has become stronger with the opening of Beijing Subway Line 10.

 

      由于地处CBD区域,双井区域的住宅在近几年的开发规模和速度逐步增加。由于区域周边配套成熟、交通便捷,再加上供应量越来越少,使得该区域的住宅达到了物以稀为贵的程度,对于购房者的吸引力还是很大的。近期,富力集团又以10.22亿元的高价买下广渠路10号的地块,再次带动了周边楼市的升温。

 

新开盘项目:首城国际

      首城国际从2008年至今已经连续销售了多栋楼盘,价格也是不断上涨,从初期的每平方米10800元涨到目前的每平方米14800元,平均每平方米增长了约4000元。但尽管如此,置业者的购买热情依然不减,因此该项目还会有上涨空间,特别是地铁10号线的开通,更是带动该片区租赁市场的火热,吸引了不少投资者的眼光。

 

Yizhuang Area 亦庄区域

        Host to the Beijing Economic-Technological Development Area, Yizhuang will be developed into an e-Town, top-ranking new city featuring modern public facilities and residential communities. Potential buyers working in the many multinational companies located here constitute the major housing consumer base here.

 

Major Projects: Villatic Garden Town; UP Life

        With an area of 1.48 million sq.m, the Villatic Garden Town features villas and garden houses. Planned light-rail access will make it more convenient for residents here.

UP Life features loft units with a height of 5.4 metres that are attractive to young buyers. Units ranging from 42 sq.m to 82 sq.mat a cost of 9,600 yuan (US$1,440) per sq.mare targeted at young customers. 

 

      亦庄是北京经济开发技术最集中的区域,目前该区域不再只有工业,还建设了大面积的居住区域,可口可乐、和路雪、诺基亚、IBM67家世界500强企业和2000余家国内企业的进驻,不仅推动了区域经济的发展,更由此为区内带来了极高比例的购房客户。同时,许多在国贸区域附近工作的人员也会选择在此安家。随着区域发展,其房地产市场的发展空间也越来越明显。

 

新开盘项目:金色漫香林、UP生活

      金色漫香林项目占地面积148万平方米,由于临近面积达到260余万平方米的国际企业文化公园和18洞高尔夫球场,更加提升了该项目的居住水准。而仅0.34的低密度开发以及拼叠别墅、花园洋房所占份额较多,也在一定程度上提升了项目的定位。随着未来轨道交通的开发,会让置业者的出行更加便捷。

      UP生活项目主要以5.4的超高LOFT空间为主,这种户型设计比较适合年青置业人群,而面积在4282平方米的户型是该项目的主打,每平方米的价格为9600元,由于是商业立项,该项目的产权仅有50年。作为亦庄区域的新盘项目,UP生活更多打造的是灵动空间,周边完善的商业配套设施也是吸引置业者关注的因素之一。
