Beijing and Hong Kong, China's Most Expensive Industrial Locations

Beijing remains the most expensive city on the Chinese mainland, while Hong Kong is Asia’s 3rd and the world’s 23rd most expensive city for users of industrial space, according to the 2007 edition of Industrial Space across the World, a report on industrial occupancy costs by Cushman & Wakefield, a global real estate consultancy firm.

The area around London’s Heathrow airport retains its position as the world’s most expensive industrial location with one square metre (sq.m) of prime industrial space at US$25.93 a month to occupy. London is followed by the Irish capital, Dublin, in second place and Tokyo in third.

Industrial Space across the World 2008 looks at prime industrial space for manufacturing and logistics/warehousing in 138 of the world’s top industrial locations. The main global ranking is compiled by taking the most expensive location in each of the 52 countries monitored.

Chinese industrial markets delivered solid growth in 2007, with a 12 percent uplift in Shanghai and 9 percent in Beijing over 2006 with rents reaching US$5.48/sq.m/month and US$6.56/sq.m/month. The Chinese industrial market continues to expand, with growing demand in both the manufacturing and distribution sectors. Hong Kong has experienced relatively moderate growth if compared with that of 2006, but is still buoyant with an 11 percent uplift over the past twelve months. With rents as high as US$10.11/sq.m/month, Hong Kong is benefiting from the extremely strong economic growth of China, particularly in the very active import-export sector.

France Houdard, executive managing director of Cushman & Wakefield Greater China explained, “Expanding retailers, modern supply chains and increasing manufacturing output have all combined to boost performance and prospects. Owner-occupation continues to dominate and most industrial supply is located in government backed industrial zones.”

Manufacturing remains China's fastest growing sector, but with the growing number of industrial parks with modern facilities, high-end, value-added technologies, sophisticated engineering, availability of power, and the protection of intellectual property rights, China is the world’s top location for investment in research and development (R&D). The logistics market is also growing rapidly with international investors expanding across the country, bringing more complex and sophisticated requirements, such as in coal chain transportation and warehousing.

“The immense interest in manufacturing investment of all types, growing interest in investment of R&D and the opening up of the logistics sector all drive demand and the cost of land, and we are expecting a continuing upward trend in prices of industrial land in China in 2008,” said Houdard.

In the survey of 2007, 89 percent of locations showed rising or stable occupancy costs for industrial space, with only 11 percent showing a decline. Globally, rents increased by an average of just over 6 percent in 2007, with South America showing the strongest growth on a regional basis, with 25 percent. Soaring in global ranking is Mumbai, which climbed 11 places to 26th.

Looking forward, Elaine Rossall, head of business space research and consultancy for Cushman & Wakefield in Europe, said, “The world’s emerging industrial markets will continue to drive global rental growth in 2008. In more mature markets growth is likely to be moderated as concerns with the credit crunch filter through.”

全球最大的私人房地产服务公司高纬环球2008年发布的工业用地入驻成本报告2008年全世界工业空间》显示,香港工业区域租金亚洲排名第3、世界排名第23,北京依然为中国大陆工业区域租金最贵的城市。

伦敦希思罗机场周边地段仍然是全球最贵的工业物业区,顶级地段的租金高达每月每平米25.93美元。紧随其后的是排名第2的爱尔兰首都都柏林和排名第3的日本首都东京。

2008年全世界工业空间》分析了全球138个顶级工业区域中用于加工业、物流及仓储业的主要工业用地。全球排名编汇了52个受观查国家中最昂贵的工业地段。

2007年,中国工业物业市场呈现稳健的增长态势,上海和北京租金分别增长了12%9%,分别达到每月每平方米5.48美元和每月每平方米6.56美元。随着制造业和物流业对工业用地需求的增加,中国工业物业市场继续发展。与2006年相比,香港在2007年的增长态势相对缓和, 但还是在过去的12个月中上涨了11%,最高租金达到每月每平方米10.11美元。香港市场的繁荣主要受益于中国经济的强劲发展,尤其是较为活跃的进出口行业。

高纬环球大中华区的执行管理董事贺德林对此解释:持续发展的零售业、现代供应链和日益提高的制造业产量共同提升了工业物业的表现并带动了前景的看好。业主自用物业依然占大多数,工业用地主要供应量分布在政府扶持的工业区。制造业仍然是中国增长最快的行业。不过,随着设施先进、具有高技术附加值、设计成熟、电力供应充足、知识产权保护完善的工业园区日益增多,中国已经成为了世界研发投资的最佳选择。此外,国际投资者在中国扩大业务范围, 在带动物流业市场迅速增长的同时也带来了更进一步的要求, 例如煤矿供应运输链以及货物仓储。对各种制造业的巨大投资兴趣、对研发型行业投资的日益增加、物流行业的不断对外开放……这些因素都加大了对工业空间的需求,提高了土地的成本。预测到2009年中国的工业物业价格还将继续上涨。

全球排名中上升最快的是印度首都孟买,跳升了11个位置后排名至第26位。高纬环球印度联席管理董事Sanjay Dutt说:在孟买,工业物业由业主自己持用的比例非常高,所以当印度经济快速发展激发了工业用地需求的时候,这一情况就直接导致了供应量的短缺,租金自然也顺势攀升。由于市内缺乏足够空间,再加上市郊基础设施的完善和国家奖励政策的出台,许多租户选择在市郊的工业园区入驻。在钦奈的一些区域如Sriperumbadure,以及NCRManesarGreater Noida 都出现了类似的向郊区转移的趋势。按照当地货币计算,孟买在138个地段中租金增长排名第1位,2007年租金增长了94%

对于工业物业的前景,高纬环球欧洲区商业空间研究与咨询总监Elaine Rossall 说:全球新兴工业物业市场将继续推动今年全球租金的上扬。而在一些更为成熟的市场, 由于担心信贷危机的渗透所带来的影响,租金增长可能趋于缓和。
